Joseph Palmisano
Joseph D. Palmisano is the founder of Palmisano & Moltz and has over 35 years of experience in practicing law and giving business advice. His expertise entails all aspects of real estate, commercial transactions, estate planning and probate as well as commercial and real estate litigation. Mr. Palmisano is general counsel for multiple mid-size companies with annual gross revenues of $50 million to over $300 million. He has been involved in many prominent real estate transactions and developments in the Greater Chicago metropolitan area, Wisconsin, Indiana and elsewhere during his long career.
Mr. Palmisano has a wide range of experience in advising corporate entities, entrepreneurs, emerging businesses, strategic investors and individuals in the formation of new business entities, development (through acquisitions, strategic alliances, joint ventures, and licensing), corporate structuring (buy-sell agreements, employment and other agreements), and restructuring (stock sales, renegotiations, mortgage foreclosure defense, workouts with lenders consisting of forbearance agreements, shorts sales, deed-in-lieu agreements) of their businesses. His clients operate in various industries including manufacturing, construction, real estate development and distribution companies as well as consumer product corporations.

    • Lead attorney for restructuring of distressed real estate portfolios and commercial projects involving renegotiation of loan documentation and mortgages, including short sales, mortgage foreclosure defense, deed–in-lieu agreements, workouts with lenders and forbearance agreements
    • Negotiation and preparation of industrial, office and shopping center leases on behalf of landlords and tenants
    • Lead attorney for numerous successful projects including the following just to name a few:
      • twin towers, new construction of 212 unit residential condominium project located in Greek Town;
      • conversion of Ameritech Headquarters office building located at 212 W. Washington, Chicago, Illinois into 183 residential condominiums with commercial retail space on the 1st floor and an attached privately owned garage with 550 parking spaces available to the public;
      • new construction project located in Lake Barrington consisting of 56 office condominiums;
      • closing on the sale of 22 individual free-standing industrial buildings located in a 40 acre industrial park in Elgin, Illinois;
      • closing on the sale of in excess of 20 free-standing new construction industrial buildings, a number of which buildings were made into industrial condominiums, in a 70 acre industrial park located in East Dundee.

    • General outside counsel for Triumph Development Corporation, a leading developer/commercial/industrial general construction company located in Elgin, Illinois
