Steven Moltz has been practicing as an attorney and business advisor for over 11 years. His practice encompasses real estate and commercial transactions. He has extensive experience in representing builders, developers, investors and real estate management companies in all aspects of real estate including residential, commercial, industrial, acquisitions and dispositions, and development of mixed use properties. He has negotiated numerous office, industrial and shopping center leases. Over the course of his career, he has been lead counsel in over 75 high profile real estate development projects throughout the Chicagoland area, including residential new construction, residential condominium conversion and mixed use projects. Mr. Moltz’s real estate practice also entails representing clients in restructuring their distressed real estate portfolios by negotiating short sales, loan forbearance agreements and deed-in-lieu agreements.
Mr. Moltz serves as an experienced and trusted advisor to many large and midsized privately-held businesses. He has advised clients in the formation, capitalization, and restructuring of their businesses. Over the course of his career, Mr. Moltz has counseled business clients in negotiating joint venture agreements, asset purchase and sale agreements, partnership agreements, shareholder agreements as well as in implementing succession planning.

    • Lead counsel on a 82-unit new construction residential condominium project also containing street level retail component in West Loop;
    • Lead counsel on a 56-unit new construction residential condominium unit building accompanied by a parking garage including both a public and private component in Old Town;
    • Represented developer in its acquisition and conversion to condominium form of ownership of 46-unit apartment building on Chicago’s north side;
    • Represented developer in it assemblage acquisition of 9-tract land site and ultimate development of 56-unit new construction mixed use development on Chicago’s north side;
    • Lead counsel on a mixed use new construction project consisting of 68 residential units and street level retail component in Oak Park; and
    • Negotiation of $18 million worth of deed-in-lieu agreements on a 9-parcel mixed use development project whereby developer/borrower and individual guarantors received full releases of liability from lender.
